Technical description – The Olive Garden

Boundary
To mark the boundary a concrete wall of about 1m will be built. The top will be covered with railings and plants.
Sewerage
Waste- and rain-water will be drained off into the municipal sewerage system.
Inventory of the site
Two swimming pools will be built in the complex. The surface surrounding the pools will be covered in travertine. Other areas will be laid out with paths and greenery.
Parking
At ground level 28 parking spaces will be provided.
Foundation and construction
The foundation and building construction will be executed in accordance with the structural engineer’s statistical calculations and after approval by the Building and Housing Authorities. Continuous foundation insulated with full DPM (Damp Proof Membrane) system. Beneath the foundation, membrane is laid then the steel and the concrete is pored to ground floor level. The concrete type is C20. And steel type is S420
Walls
All exterior walls will be built with double layer bricks and fastened by adhesive compliant to TS 423. The walls will be cavity walls, which will be insulated. The exterior of the building will be rendered with sand and cement mix. The exterior will then be plastered and painted with silicon based acrylic protective insulation paint. (ISO+TSE). The terrace sides and foundations will be finished in stone.
All interior walls will be built with bricks and fastened by adhesive, plastered and then painted.
Roof
The roof will be finished with roofing tiles. An internal light will be fitted in the attic along with 300lt cold water tank and internal cables fitted for satellite system. Roof will be insulated with 50mm fibreglass.
Exterior window frames
The exterior windows will be double glazed U-PVC framed windows.
Stairways
The staircase will be built using concrete and finished in solid off white marble. Banisters are aluminum shined, 50mm top bar, 20mm inner bars. Decorative two wall lights fitted on each side.
Wall finishing
All bathrooms will be fully tiled. The interior walls of the property will be painted.
Floor finishing
All floor surfaces will be finished with first-rate tiles except for the stairs which is finished in marble.
Ceiling finishing
The ceilings in the apartments will be painted and finished with coving detail.
Kitchen set-up
The kitchen comes with fitted wood kitchen; granite worktop and mosaic splash back tiles.
Bathroom set-up and plumbing
The bathroom will be fitted with top quality ceramic fittings toilet, hand basin and shower tray.
Gutters and rain-water pipes
The rain-water pipes will be made of UPVC
Hot water supply
Hot water is generated from an electrical boiler.
Electrical installations
The entire electrical installation will be installed in accordance with the local rules and regulations. Each separate space will have ample grounded wall sockets and two-way switches.
